A Shrewsbury businessman is offering a unique opportunity to have company premises built to your requirements.
John Armstrong, who has lived in Shrewsbury all his life, has a unit off Harlescott Lane up for rent – but it hasn’t actually been built yet.
Mr Armstrong said he wanted to build a bespoke facility for a tenant, so they can
save time and money on alterations and start trading as soon as they move in.
“We want someone to have an input in the build process and move in on
completion,” he said.
“Potentially there could be up to 5,000 square foot available but it doesn’t have to be let as a whole. There could be two businesses based there, there is room for that.
“I am willing to work with clients and, to an extent, build to their needs.
“It is a very visible site, the most visible site other than B&Q in this area, with passing customers on the train and in cars, and trade already stopping at nearby shops as well.
“It is a great opportunity for someone.”
Mr Armstrong has owned the land since 1996 where he has run the business Bearing Man Limited (BML) – but he sold that in 2000 to Hayley PLC and it continues to operate in the same building under the new owners.
He said he wants the new building to be in keeping with the area, an appealing building with a countryside rather than industrial feel to it.
“It would really suit a plumbing, electrical or building supplies company because of the engineering supplies company already on the site attracting custom,” he said.
“There could be a building for a business of this kind and a separate car lot for a car sales business too.
“This isn’t a pre designed building like you would get if you moved into an existing unit, we can can help to provide what the customer needs.”
Mr Armstrong is looking for a tenant for the new build but may give consideration to a sale.
Rebecca Welch, from agent Halls Commercial, said the site is perfect for a trade counter, showroom or car dealership because of it’s location.
She said: “The predominant users nearby are retail trade, bulky goods and car showrooms – within close proximity there are car showrooms for BMW, Mini, Mercedes, Land Rover, Audi, Peugeot and Renault, a Matalan retail warehouse, a Tesco superstore, a B and Q retail warehouse and a Lidl food store
“This really is a thriving area and we are offering this prime site as a commercial opportunity.
“With a potential 5,000sq ft and parking alongside the prominent road frontage, it is unlike most of our usual listings.”
Rebecca added that the property has planning permission for a variety of uses confirmed already and that the price will be given on application.
